Position Summary The Lead Maintenance Technician serves as a working team lead responsible for performing maintenance tasks and assisting in supervising daily operations at one or more residential communities.
This role helps guide technicians and porters while ensuring the property remains in excellent condition and that all work is completed efficiently and safely. Essential Duties and Responsibilities Perform general maintenance, repairs, and troubleshooting for HVAC, plumbing, electrical, and appliances Lead by example and support team members with daily maintenance responsibilities Assist with scheduling and assigning work orders and preventative maintenance tasks Conduct routine inspections to identify and address maintenance needs Ensure safety standards and building codes are followed Train and mentor new maintenance technicians and porters Maintain inventory of maintenance supplies and tools Elect to participate in the voluntary Opt-In Emergency Call Assistance Program Collaborate with the Maintenance Supervisor and community management to support operational goals Document work performed and update records accurately in maintenance systems Non-Essential Duties Participating in resident events and community engagement as needed Provide input on maintenance process improvements and safety measures Assist with move-in/move-out inspections and coordination Other duties as assigned Required Qualifications High school diploma or equivalent required 3+ years of hands-on maintenance experience in residential or commercial properties Strong knowledge of building systems including HVAC, electrical, plumbing, carpentry, and appliances Excellent organizational, time management, and customer service skills Ability to prioritize tasks and direct others in a team environment Proficiency in using maintenance management systems and mobile devices Valid driver’s license and reliable transportation Ability to work flexible hours including weekends Ability to communicate effectively with team members Preferred Qualifications Trade certifications (HVAC, electrical, plumbing, etc.) Previous leadership or training experience in a maintenance role OSHA safety training/certification Work Environment and Physical Requirements Works indoors and outdoors in varying weather conditions Frequently climbs stairs and ladders, works in tight spaces, and operates hand and power tools Regularly lifts or moves items up to 50 pounds Uses personal protective equipment (PPE) as needed Occasional travel to other communities may be required Company Values All team members are expected to uphold and model our core values: Integrity – We do what’s right, even when no one is watching.
