About the Opportunity   WinnCompanies is seeking an Assistant Property Manager to join our team at Fitchburg Place, a 96-unit multifamily affordable and senior living residential community located in Fitchburg, MA.   In this role, you will support the Property Manager in the day-to-day property management operations of the community, including leasing, resident relations, rent collections, accounts payable, accounts receivable, and property administration.

This is an excellent opportunity for someone looking to build a career in multifamily housing and property management.   Please note that the pay range for this position is $25.00 - $28.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. Responsibilities:   Support the day-to-day operations of a multifamily residential community, ensuring excellent resident service and operational efficiency.

  Assist with leasing activities, including apartment tours, application processing, recertifications, and lease renewals.   Monitor rent collections, post payments, enforce collection policies, and assist with delinquency management.   Respond to resident concerns and help maintain positive resident relations and customer satisfaction.   Prepare financial reports, resident correspondence, recertification notices, and other property documentation.

  Process purchase orders, invoices, and accounts payable transactions.   Assist with property operations, financial administration, and occupancy-related activities.   Serve as acting Property Manager in the Manager's absence, as needed.   Requirements:   High school diploma or GED equivalent.   Up to 1 year of experience in property management, leasing, customer service, administrative support, or a related field.

  Up to 1 year of supervisory, team lead, leadership, or mentoring experience.   Previous experience with Project Based Section 8 (PBS8) and Low Income Housing Tax Credit (LIHTC) programs. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Proficiency with Microsoft Office and web-based business applications.

  Strong customer service, communication, and organizational skills.   Attention to detail and ability to manage multiple priorities in a fast-paced environment.   Willingness to learn and grow within the property management industry.   Ability to work effectively with diverse residents, colleagues, and vendors.   Experience in multifamily housing, affordable housing, LIHTC, HUD, or Section 8 environments.

  Preferred Qualifications:   Associate's degree.   Bilingual in English and Spanish. Experience with Yardi, RealPage, or other property management software.   Knowledge of leasing, resident retention, and property operations.   Bilingual in Spanish
