Maintenance Technician (Janesville/Madison with Vehicle)

Position Overview: The Maintenance Technician will play a crucial role in ensuring the smooth operation and maintenance of three properties in the Janesville (Diamond Ridge) and Madison (Burr Oaks and Ellis Potter) area.
There will be on-call responsibility for this position every other week for our Janesville properties. Ideal home area for this role is between Janesville and south Madison within 30 minutes of each . This position is responsible for performing a variety of maintenance tasks, including repairs, preventative maintenance, and renovations to keep our apartment buildings in top condition. This position will work with vendors for warranty, as appropriate and as needed.
The ideal candidate will have a strong background in building maintenance, excellent problem-solving skills, and a commitment to providing exceptional service to our residents. Key Responsibilities General Maintenance: Perform routine maintenance tasks, including plumbing, electrical, HVAC, carpentry, and painting. Diagnose and repair issues in apartments and common areas promptly and efficiently.
Conduct regular inspections of building systems and equipment to identify and address potential issues. Collaborate with contractors and other team members to complete projects on time and within budget. Preventative Maintenance: Implement and follow a preventative maintenance schedule to extend the life of building systems and equipment. Complete monthly, quarterly, annual, seasonal, and property-specific maintenance tasks.
Keep detailed records of maintenance activities and repairs. Monitor and maintain inventory of maintenance supplies and equipment. Identify potential equipment failures or property risks before they become emergencies. Emergency Repairs: Participate in after-hours on-call rotation when assigned. Assess emergency situations and take immediate action to protect residents, staff, visitors, and property.
Follow company emergency response procedures and escalate matters to management as required. Resident Relations: Provide excellent customer service to residents, addressing maintenance requests and concerns in a friendly and professional manner. Communicate effectively with property management and residents regarding maintenance issues and resolutions. Unit Turnovers: Prepare vacant units for occupancy within company-established timelines.
Complete punch lists, repairs, paint, cleaning coordination, appliance checks, and final quality items. Repair or coordinate repair of drywall, flooring, cabinetry, doors, locks, windows, fixtures, appliances, and other unit components. Ensure units meet HMS move-in quality standards prior to resident possession. Safety and Compliance: Ensure all maintenance work complies with local building codes, safety regulations, and company policies.
Follow HMS safety policies, OSHA expectations, Fair Housing principles, and property-specific compliance requirements. Use proper Personal Protective Equipment (PPE) and safe work practices. Follow lockout/tagout, ladder safety, chemical handling, electrical safety, equipment use, and hazard communication practices as applicable. Report unsafe conditions, incidents, property damage, resident concerns, or policy violations promptly.
Administrative Responsibilities Record work order details, inspection findings, supply needs, and completed repairs accurately and timely. Maintain organized maintenance records, logs, inventory lists, keys, tools, equipment, and storage areas. Assist with ordering, receiving, and tracking supplies within property budget expectations. Submit required reports, checklists, photos, notes, receipts, and documentation as requested
