Job Title: Facilities Maintenance Technician (HVAC) Job Description This role focuses on hands-on repair, maintenance, and operation of mechanical, electrical, plumbing, HVAC, and building systems within a large commercial manufacturing facility. You will ensure reliable operation of building automation systems, card access, doors and gates, building envelope, grounds and parking lots, interior finishes, lighting, and production-related equipment to support safe and efficient facility operations on the 2nd shift.

Responsibilities Perform ongoing preventive maintenance and repair response work orders on facility mechanical, electrical, plumbing, and other installed systems and equipment. Maintain, operate, and repair all HVAC systems and associated equipment, including packaged units and rooftop units, to ensure reliable building climate control. Maintain, operate, and repair electrical distribution equipment to support safe and continuous facility operations.

Maintain, operate, and repair plumbing systems and related components to ensure proper function and compliance with facility standards. Perform building interior and exterior repairs, including doors, gates, building envelope systems, interior finishes, lighting systems, and related grounds as needed. Support maintenance and repair of production equipment as it pertains to the assigned buildings, helping minimize downtime and maintain productivity.

Study and become thoroughly familiar with all assigned equipment and the proper methods required to use, maintain, and repair it. Operate, monitor, and troubleshoot building automation systems, ensuring optimal performance of HVAC and other building systems. Work with fire and life safety systems and other building-related equipment, assisting with inspections, testing, and basic troubleshooting as required.

Conduct assigned facility inspections and due diligence activities, documenting and reporting conditions that may impact safe and satisfactory occupancy. Provide clear, timely reporting on as-found conditions, including issues that may affect comfort, safety, or reliability of building operations. Complete various repair and maintenance tasks associated with the operation of a commercial property, including painting, drywall, carpentry, and general facilities upkeep.

Follow established safety procedures and use required personal protective equipment while performing all maintenance and repair activities. Collaborate with other maintenance and operations personnel to prioritize work orders and ensure efficient completion of tasks. Perform other related duties and tasks as assigned to support overall facility maintenance and reliability. Essential Skills Minimum of four (4) years of technical experience in building engineering, with strong hands-on experience in maintenance and repair.

At least 4 years of HVAC and plumbing troubleshooting and repair experience in an industrial or commercial environment. Proficiency in troubleshooting and repairing HVAC systems, including packaged units and rooftop units (RTUs). Experience maintaining, operating, and repairing mechanical systems in a commercial or industrial facility. Strong experience in the technical aspects of packaged HVAC systems, including installation, service, and preventive maintenance.

Experience with electrical distribution equipment, including basic troubleshooting and repair in a facilities environment. Hands-on plumbing maintenance and repair skills for commercial or industrial systems. Experience in facilities maintenance, including general mechanical, service, and repair work. Ability to read and interpret blueprints and technical documentation related to building systems and equipment.

Universal EPA / CFC license (EPA Universal) for handling refrigerants. Knowledge of overall HVAC and building system design and applications. Experience working with boilers and heating systems in a facilities context. Ability to perform maintenance tasks such as painting, dryw
