Job Title: Facilities Groundskeeper Job Description The Facilities Maintenance Technician maintains, repairs, and improves residential facilities to ensure safe, comfortable, and market-ready living spaces. This role diagnoses and completes repairs across multiple trades, prepares vacant units for new residents, and supports the overall appearance and functionality of the property, including grounds and common areas.
The technician also participates in an on-call rotation to respond to after-hours emergencies and urgent maintenance needs. Responsibilities Diagnose and perform repairs on appliances, carpentry, hardware accessories, masonry, painting, basic electrical systems, basic plumbing, and basic HVAC components. Prepare vacant apartments for occupancy, ensuring they are market ready and meet established quality standards.
Complete make-ready work such as minor repairs, touch-up painting, and replacement of fixtures and hardware in vacant units. Maintain and improve grounds and curb appeal through snow removal, landscaping tasks, and trash management activities. Respond to routine and emergency maintenance requests in a timely and professional manner. Participate in an on-call rotation for off-hours and emergency maintenance needs according to a predetermined schedule.
Inspect building systems and units regularly to identify maintenance needs and safety concerns. Use appropriate tools, equipment, and materials to complete maintenance work safely and efficiently. Follow all safety procedures and guidelines when working with electrical, plumbing, HVAC, and other building systems. Document work performed, including parts used and time spent, in maintenance logs or work order systems.
Collaborate with other team members to prioritize work orders and ensure high resident satisfaction. Support seasonal maintenance activities, including snow removal and other weather-related property upkeep. Assist with the upkeep of common areas to ensure they remain clean, safe, and presentable. Essential Skills 2–5 years of facilities or property maintenance experience. General knowledge of electrical systems, including basic troubleshooting and repair.
General knowledge of plumbing systems and fixtures. General knowledge of appliances maintenance and repair. General knowledge of HVAC (Heating, Ventilation, and Air Conditioning) systems. Experience performing carpentry repairs and adjustments. Ability to diagnose maintenance issues across multiple trades and determine appropriate repair methods. Valid driver’s license and reliable transportation.
Ability to participate in an on-call rotation every 3–4 weeks for off-hours emergencies. Strong problem-solving skills and attention to detail in maintenance work. Ability to work independently and manage multiple work orders and priorities. Effective communication skills to interact with residents, team members, and supervisors. Commitment to following safety procedures and maintaining a safe work environment.
Additional Skills & Qualifications Experience working in a facilities or residential property environment. EPA-related knowledge or certification for handling HVAC and refrigerant systems. Carpentry skills for repairs, installations, and unit turns. Comfort working across multiple trades rather than a single specialization. Willingness to participate in ongoing training and development programs.
Ability to adapt to changing priorities and seasonal maintenance demands. Basic computer or mobile device skills for using work order and maintenance tracking systems. Why Work Here?
