Job Title: Facilities Maintenance Technician Job Description The Facilities Maintenance Technician performs routine and preventive maintenance, repairs, and inspections to ensure safe, efficient, and well-maintained buildings and units. This role troubleshoots and resolves a wide range of maintenance issues, coordinates with contractors and vendors for specialized work, and prepares units for tenant turnover while maintaining high-quality workmanship and accurate maintenance records.

Responsibilities Perform routine maintenance and repair tasks across building systems to ensure safe and efficient facility operations. Conduct preventive maintenance on building components and equipment to reduce downtime and extend service life. Troubleshoot and repair plumbing, electrical, carpentry, drywall, flooring, painting, roofing, and other general maintenance issues. Inspect buildings regularly to identify needed repairs, safety concerns, and opportunities for improvement.

Complete service requests promptly, professionally, and with a high standard of workmanship. Prepare units for tenant turnover, including repair, cleaning, and ensuring all systems and finishes are in good working order. Coordinate with contractors and vendors for specialized repairs, maintenance projects, and services beyond in-house capabilities. Order parts and supplies as needed, maintain appropriate inventory levels, and pick up materials from suppliers when necessary.

Provide technical support and guidance on maintenance-related issues to colleagues and stakeholders. Maintain accurate maintenance records, work orders, and reports to document work performed and support regulatory or operational requirements. Use personal tools and equipment safely and effectively while complying with all relevant safety practices and procedures. Be available for on-call responsibilities as scheduled to respond to urgent maintenance needs outside regular working hours.

Essential Skills At least 5 years of related experience in a facilities or property maintenance technician role. Strong skills in electrical repair and troubleshooting for building systems. Solid plumbing maintenance and repair skills for residential or commercial facilities. Hands-on experience in carpentry, including framing, trim, and general structural repairs. Ability to repair and finish drywall, including patching, sanding, and painting preparation.

Experience with flooring installation, repair, and maintenance for common floor types. Proficiency in painting and surface preparation for interior and exterior areas. Basic roofing repair skills for minor leaks, flashing, and surface issues. General facilities maintenance expertise across multiple building trades. Effective troubleshooting skills to diagnose and resolve maintenance issues efficiently.

Valid New York State driver’s license. Access to a dependable vehicle capable of transporting tools, equipment, and materials. Ability to provide own basic tools and equipment, or willingness to obtain them as required to perform job functions. Additional Skills & Qualifications HVAC maintenance and repair experience preferred. Knowledge of HVAC systems operation and basic diagnostics. EPA-related qualifications or certifications are advantageous.

Experience in building trades such as electrical, plumbing, carpentry, or general construction. Experience working in a facilities maintenance environment with multiple concurrent service requests. Ability to maintain clear, accurate maintenance records and reports. Strong organizational skills to manage inventory, parts ordering, and scheduling of maintenance tasks. Good communication and customer service skills when interacting with tenants, colleagues, and vendors.
