Job Title: Industrial Project Manager Job Description The Industrial Project Manager will lead an urgent, high‑priority construction project in Everett, WA, taking full ownership of day‑to‑day project delivery. This role ensures that large‑scale mechanical industrial projects are executed on schedule, within budget, and in line with client expectations, while supporting current phases and future project expansion.
The position focuses on managing project scope, cost, schedule, and stakeholder communication within a mechanical construction environment involving sheet metal, plumbing, and HVAC systems. Responsibilities Manage large‑scale construction projects from active execution through upcoming phases, ensuring continuity and effective planning for future expansion. Drive projects to meet schedule and budget targets, maintaining close oversight of cost tracking, forecasting, and financial performance.
Oversee daily project operations, including coordination of onsite activities and resolution of issues that may impact schedule or budget. Manage subcontractors and trades, ensuring work quality, safety, and adherence to project specifications and timelines. Coordinate closely with onsite superintendents, leveraging their technical expertise to support field execution while maintaining overall project control.
Serve as a key point of contact for clients, maintaining clear communication, managing expectations, and addressing concerns promptly. Review and manage detailed project budgets and cost breakdowns, ensuring accuracy and alignment with contractual and financial objectives. Partner with internal teams responsible for project accounting and reporting to support accurate billings, cost controls, and financial documentation.
Support projects involving sheet metal, plumbing, and HVAC scopes, ensuring these mechanical disciplines are integrated effectively into the overall project plan. Provide leadership during critical and immediate project needs, stepping in quickly to address urgent issues and maintain project momentum. Build project schedules and track progress, updating timelines as needed and communicating changes to stakeholders.
Manage billings and financials, holding budget responsibility for the project and ensuring timely, accurate invoicing. Coordinate and manage trades and subcontractors to maintain productivity, resolve conflicts, and keep work aligned with project goals. Read and understand design drawings for MEP systems to support decision‑making and ensure alignment between design intent and field execution. Essential Skills 5+ years of experience managing mechanical industrial projects, with a focus on construction environments.
Proven experience as a Project Manager on construction projects with a value of $10M or greater. Strong experience managing projects to both schedule and budget, with demonstrated success in meeting project targets. Demonstrated ability to manage and understand detailed project budgets, including cost breakdowns and forecasting. Hands‑on experience coordinating subcontractors, trades, and client relationships in an industrial construction setting.
Technical knowledge of MEP systems and the ability to read and understand design drawings. Proven experience managing billings, financials, and holding budget responsibility on projects. Ability to build project schedules and manage and track budgets, including detailed cost breakdowns. Ability to manage trades and subcontractors effectively to maintain project quality and productivity. Familiarity with mechanical construction environments involving sheet metal, plumbing, and HVAC systems.
Additional Skills & Qualifications Experience supporting or leading construction projects in the $30M+ range is preferred. Experience with semiconductor projects or cleanroom environments is highly preferred.
