Superintendent / Maintenance Supervisor – Rahway Plaza, Rahway, NJ $30–$35/hour + on-call pay | Full-time, on-site | M-F 8:00am -4:30pm with emergency on-call as needed Denholtz is looking for an experienced Superintendent to lead maintenance at Rahway Plaza, a 288-unit apartment community in Rahway. You'll run the maintenance operation day to day. That means leading a team of technicians and porters, managing vendors, and keeping the property in top shape for residents.

You'll partner closely with the Property Manager and have real ownership over how the building runs. What you'll do Lead and schedule the on-site maintenance team, and handle work orders alongside them Build and run the monthly preventive maintenance program Manage vendors and service contracts for building systems such as elevators, mechanicals, and trash compactors Oversee apartment turns and move-outs so units are ready on time Manage maintenance purchasing, inventory, and assigned capital projects within budget Lead the emergency on-call rotation and share in it What we're looking for 3–5 years supervising maintenance at an apartment community Strong hands-on skills, including HVAC with EPA 608 certification Experience managing vendors, inventory, and preventive maintenance schedules Experience with Yardi and Microsoft Office Suite with SharePoint preferred A customer-first attitude and clear, professional communication with residents and staff Reliable transportation for emergency calls Certified Pool Operator (CPO) a plus What you get Medical, dental, and vision insurance 401(k) with employer match Paid vacation, sick days, and holidays Paid certifications and training Housing discount / vehicle or mileage About Denholtz Denholtz is a family-founded New Jersey real estate company that owns and manages 55 properties across the state.
